Before the renovation, the owners had enjoyed living in this 3-story Victorian residence with views of the city and the bay for over a decade. In general, this building had clear spatial relationships. The desire to have an expanded modern kitchen, improve circulation and access to under-utilized area had inspired this project. During our design process, issues of inadequate space heating and structural integrity also surfaced.
The building structure is now seismically retrofitted. Air temperature condition is greatly improved by hydronic radiant heating system. The expanded kitchen and Japanese style bathing room are finished with contemporary design aesthetics. The existing under-utilized rear deck has transformed into a natural light filled family room with garden views. Owners enjoy their expanded master bedroom with a new roof deck. Relocated deck adjacent to the kitchen provide additional entertainment space and convenient access to the herb garden.
